Membership funds help cover ongoing costs associated with operating the community association such as insurance, filings with the BC Registry, website maintenance, communications, special signage, and associated costs to hold the AGM.

Covenants
One reason for the lasting appeal of Bear Mountain is that every property has restrictive covenants registered against it. The covenants are to provide certainty on architectural matters, the general appearance of lots, parking, and other issues.

About the Bear Mountain Community Association
At the 2023 Annual General Meeting The Bear Mountain Community Association (BMCA) amended the Constitution from Member Funded Society to now be an Ordinary or Not for Profit Society.
Throughout its 10-year history, the BMCA has undergone a series of transformations, influenced by multiple factors such as changes in the Societies Act; turnover in Board of Directors; the impact of COVID restrictions; challenges in fundraising efforts; and ongoing debates about BMCA’s purpose.
